What is growing beneath your home?

We were recently called out to a home in Charleston, SC. The homeowners called in because their furniture would shake whenever they would walk through the home. Our Specialists, Ward, went out thinking this would be an average sagging floor that would need a few SmartJacks underneath a joist of two. He was partially right.  

When he went under the crawlspace he found the worst mold and wood rot we have seen in awhile. The homeowners had no idea this is what was going on inches below their feet. This is what happens when you have a vented crawl space in an area with high humidity. While humidity outside the crawl space may be 70% inside the crawlspace that outside air that comes in will cool, increasing the humidity. This is what lead to the image you see to the right.

The reason the floors were "bouncing" is because the relative humidity in the crawl space was so high that is lead to wood rot. All of these problems could have been avoided if the house was properly encapsulated long before all of this happened. The cost of encapsulating this crawl space is a third of the cost that it has now become to fix everything AND encapsulate it as well to ensure that this problem does not occur again.
